Living in Needham, Massachusetts

Needham is a roughly triangular Norfolk County town wrapped on nearly all sides by the Charles River, about ten to twelve miles from downtown Boston. Settled in 1680, it once included Wellesley, which split away in 1881, and its Needham Heights section — historically called Highlandville — grew into a 19th-century knitting and hosiery center, home to the William Carter Company. Today the town's northern industrial district beyond Route 128, the New England Business Center, hosts employers like TripAdvisor and an NBC studio, and Olin College of Engineering sits in town. For the outdoors there is Cutler Park, a 772-acre state reservation along the Charles with the largest freshwater marsh on the middle river, plus Ridge Hill Reservation and the Rosemary Recreation Complex at Rosemary Lake. Route 128/Interstate 95 and Route 135 cross the town, and the MBTA Needham Line runs from four in-town stations — Needham Heights, Needham Center, Needham Junction, and Hersey — into Boston. I've helped buyers and sellers throughout Needham, and I'm always glad to talk it through in English or Spanish.

Needham Neighborhoods

Needham's sections include Needham Center, the downtown; Needham Heights, the old Highlandville manufacturing district to the north; Bird's Hill, the town's high point; Charles River Village along the river; and Needham Junction. Residential streets mix Victorian-era homes from the town's textile days with later 20th-century construction, and with the Charles River bordering so much of town, water and conservation land stay close to most neighborhoods.

Property Taxes in Needham

Property tax rates in Needham are set each year by the local assessors and applied per $1,000 of assessed value. Massachusetts communities can treat residential and commercial property differently, and exemptions may apply, so the most reliable way to confirm the current rate for a specific property is to check with the Needham assessor or the tax record on the listing.
