Living in Providence, Rhode Island

What is Providence, Rhode Island like? Providence is Rhode Island's capital and largest city, set at the head of Narragansett Bay where the Providence, Woonasquatucket, and Moshassuck Rivers meet. It's really a city of distinct neighborhoods — College Hill, Federal Hill, Fox Point, Elmhurst, the West End, and Mount Pleasant among many others — and home to Brown University, RISD, the Rhode Island State House, and Roger Williams Park.

Below is a look at the neighborhoods, how property taxes work here, and where the market stands now. For current prices and days on market, see the market snapshot near the top of this page. I've helped buyers and sellers throughout Providence, and I'm always glad to talk it through in English or Spanish.

The Neighborhoods of Providence

  • College Hill. On the East Side around Brown University and RISD, known for preserved 18th- and 19th-century homes along Benefit Street; among the city's higher-priced areas.
  • Federal Hill. A dining and commercial district just west of downtown along Atwells Avenue, with rowhouses and triple-deckers.
  • Fox Point. An East Side neighborhood near the waterfront and India Point Park, with rowhouses and triple-deckers.
  • Elmhurst. A North Side residential neighborhood near Providence College, with single-family homes and two-families.
  • West End & Elmwood. Neighborhoods south and west of downtown with Victorian houses, triple-deckers, and multifamily buildings — among the city's more attainable.
  • Mount Pleasant. A North Side residential neighborhood of single- and two-family homes near Neutaconkanut Hill.

Providence Property Taxes

Rhode Island cities set their property-tax rates every year, and Providence classifies property by type and by owner-occupancy, so owner-occupied homes, non-owner-occupied and multi-family properties, and commercial property are not all taxed the same way.

Because the rates and classifications are reset annually, confirm the current Providence figures and how a specific property is classified with the Providence Tax Assessor before relying on them. I'm glad to walk through it for a specific address.
