What I just published, and why

I just put my Fair Housing and AI Use Policy in writing on this site. Two new pages live at /fair-housing and /ai-policy. Together they spell out exactly how I serve buyers and sellers across Rhode Island, Connecticut, and Massachusetts — and how I do and do not use AI in my practice.

I wrote these because the rules of the road in real estate are changing faster than most clients realize. AI is now drafting listing descriptions, ranking searches, building ad audiences, and enhancing photos across the industry. Some of that is fine and some of it is not. Fair housing law has not caught up to the tooling, so I am being explicit about where I draw the lines.

The short version

  • Equal service, no exceptions. I do not steer. I do not gatekeep. I do not describe neighborhoods in coded language. Every client gets the same depth of work regardless of background, source of income, or any other protected characteristic under federal, RI, MA, or CT law.
  • AI is a tool, not a gatekeeper. AI is never used to filter what listings you see, who I represent, or which neighborhoods you are shown.
  • Disclosure when it matters. Virtual staging and AI-enhanced photos are disclosed on the listing. AI-generated marketing graphics are labeled. If you ever want to know whether something I sent you was AI-assisted, ask — I will tell you.
  • You can opt out. If you would rather I write your listing content the slow way, with no AI involved, that is your call. Tell me when we sign the listing agreement.
